Most Valdosta roofs that get quoted for replacement do not need one

We are a referral service, we are paid by contractors, and a replacement is worth far more to them than a repair. So take this in that context — but it is still true, and you should hear it before you spend twelve thousand dollars.

The large majority of roof leaks in Lowndes County are repairs. A failed pipe boot, a length of step flashing behind a chimney, a valley packed with pine needles. Those are a few hundred dollars and a couple of hours, on a roof with years of service left.

Replacement becomes the better economics at a reasonably well-defined point: when the roof is past about twenty years, when several leaks are appearing at once in different areas, when granule loss is widespread, or when decking is rotted in more than one place. At that point each repair is money spent on a roof that needs replacing anyway.

The honest test is whether anyone has been in your attic and assessed each slope before making the recommendation. A replacement quote produced from the driveway is a sales position, not a diagnosis. This matters most in the weeks after a storm, when out-of-area crews arrive in the county with an incentive to convert every leak call into a replacement claim.

What a proper quote contains

This is where money is won and lost, and most homeowners do not know what to ask for.

• Tear-off and disposal — how many layers are coming off, and who pays the dump fees
• Decking allowance — how many replacement sheets are included, and the per-sheet rate beyond that. This is the single most common source of surprise cost, because nobody knows the decking condition until the old roof is off
• Underlayment — type and coverage
• Ice and water shield at valleys and penetrations
• Drip edge — new, at eaves and rakes
• Flashing — new rather than reused. Reusing old chimney and wall flashing on a new roof is a common corner-cut and a guaranteed future leak
• Ventilation — what is being added or changed, which matters a great deal in this climate
• Permit — whether it is included and who pulls it
• Workmanship warranty — the term, in writing, distinct from the manufacturer’s material warranty

A single per-square price with none of this spelled out is not a quote. It is a number you cannot hold anyone to.

What a roof actually lasts here

Architectural asphalt shingle is typically rated 25 to 30 years. South Georgia does not give you that.

Heat, UV, humidity and tropical system wind generally mean 20 to 25 years of real service in Lowndes County. Dark shingle surfaces run far above ambient temperature through the summer and cool fast in afternoon storms, and that daily cycling is what ages them.

Ventilation makes a measurable difference and is routinely under-specified. An under-ventilated attic in this climate cooks shingles from underneath and shortens their life meaningfully, on top of the condensation problems it causes. If a replacement quote does not address ventilation at all, ask why.

Be careful with overlays

Putting a new layer over the old one is sometimes permitted and occasionally tempting on price. In this climate it is rarely a good idea.

An overlay traps heat against the existing layer and accelerates ageing on both. It adds substantial weight. Most importantly, it hides the decking — so if the sheathing underneath is soft or rotted from a leak that has been running, nobody finds out until the next tear-off, by which point the damage is worse and the tear-off costs more because there are two layers to remove.

Confirm what Lowndes County permitting allows, but the structural argument against it stands regardless.

Insurance-funded replacement

If the replacement is driven by storm or hail damage rather than age, it may be a claim rather than an out-of-pocket cost. That changes the process substantially — the scope gets agreed with your insurer before work starts, and documentation matters more than it does on a straightforward replacement.

Two cautions specific to this. Be very wary of any contractor offering to “cover your deductible” or waive it; in many circumstances that is insurance fraud and it exposes you, not only them. And a contractor offering to negotiate your claim may be practising public adjusting without a licence, which is a problem in Georgia.
